Antimicrobial treatment and UV lamps, recommended only where there is something to treat.
Sanitizing treatments and UV lamps are genuinely useful in a system that has a microbial problem. A house that smells musty every time the air handler starts, a coil with visible growth, a system that sat unused through a humid summer.
They are also the most commonly oversold items in this trade, bundled into every quote as a matter of course. We treat them as a separate recommendation that has to be justified by something we actually found in your system, and we will show you what we found.
Where treatment is warranted we fog an antimicrobial through the system at $50 per unit, added to a duct cleaning rather than sold on its own. UV lamps we install at the evaporator coil, quoted after we have seen the system, because the right lamp depends on the equipment you have.

Questions we get asked
- How much is the antimicrobial fog?
- $50 per unit, added to a duct cleaning. It is priced that low deliberately, because it is a small job on top of one we are already doing rather than a product we need to sell you. We will still tell you when your system does not need it.
- Do I need sanitizing with every duct cleaning?
- No. Most homes do not. If your system is dusty rather than contaminated, cleaning is the whole job and adding chemicals to it accomplishes nothing you can measure.
- What does a UV lamp actually do?
- Installed at the evaporator coil it suppresses microbial growth on the coil and drain pan, which is where growth usually starts in a humid climate. It does not sterilise the air in your rooms and anyone telling you it does is overselling.
